Dogpatch - Neighborhood History and Update

Dogpatch, also known by the less fun name of Central Waterfront, is a neighborhood that is rapidly changing. Many years ago I would rarely venture in to this area as they was little there besides industry, the Hell's Angels club, and a scattering of single family homes. Over the past 5-10 years the neighborhood has really blossomed. I have spent a fair amount time in Dogpatch lately, in fact check I recently toured the new construction The Knox. While the area felt desolate just a decade ago, today it is vibrant and thriving, with lots of foot traffic and plenty of places to dine and drink.

Neighborhood History

Development of the area began in the early 1850s when PG&E opened a plant in Potrero Point, followed by a gunpowder factory, shipyards, iron factories, and warehouses. The area saw another industrial boom with the United States' decision to enter World War II. The shipyards became crucial to construct navy ships for the war effort. All along, the area was culturally united with Potrero Hill, but with the construction of 280 in the 1960s, the area east of the freeway developed a unique identity, and Dogpatch came into its own.

In the 1990s, dot-com businesses began to creep into the area, and the demographic changed. By the early 2000s, the development of Mission Bay (to the north of Dogpatch) into a biotechnology and healthcare hub bridged the gap with SoMa, further gentrifying Dogpatch.

Market Trends

While Dogpatch contains many condo developments, there are relatively few single family homes in the area.  The chart below shows the median pricing trend of both the Dogpatch and Potrero Hill, with Dogpatch coming in at $1.08 million.

Although technically Potrero Hill, the area west of the 280 freeway around 22nd Street has aligned itself more with Dogpatch.  I recently toured a new construction building called The Knox at 22nd at Mississippi. This neighborhood will see a big influx of people once the Pier 70 project is completed over the next 10 years
